Commercial Electrical Services on the Gold Coast

Quoted against a defined scope, so compliance work and discretionary work are listed separately.

  • Fit-Outs

Power, data, lighting and refrigeration circuits for offices, shops and hospitality venues, run to the fit-out programme.

  • Switchboards and Three-Phase

Switchboard upgrades, three-phase supply and distribution for commercial kitchens, workshops and machinery.

  • Lighting and Emergency Lighting

General, shopfront and high-bay lighting, plus exit and emergency lighting installed and maintained.

  • Fault Finding and Repairs

  • Maintenance and Test and Tag

Electrical Fit-Outs for Shops, Offices and Hospitality

A new tenancy, a refurbished floor or a venue changing hands all start with the fit-out drawings. Power, data, lighting and any kitchen or refrigeration circuits are planned from them, so the switchboard has the capacity before the walls close.

  1. Scope from the drawings

Circuits, lighting, data and switchboard capacity are quoted against the fit-out drawings, with compliance items listed separately.

  2. Rough-in

Cabling goes in while walls and ceilings are open, in step with the other trades on site.

  3. Fit-off

Power points, data outlets, lights, and exit and emergency lighting are fitted once the linings are finished.

  4. Test and certificate

The work is tested, and you are given a certificate of testing and safety recording what was tested, the date and the contractor licence number.

Compliance

Test and Tag and Emergency Lighting Compliance

Commercial premises carry testing duties a home does not, and neither of these is one rule for everyone. Test and tag depends on the type of work the equipment is used for, and emergency lighting on the building.

Test and tag intervals in Queensland

The Electrical Safety Regulation 2026 sets the intervals by type of work. Testing and tagging must be done by a competent person, meaning someone with the training, qualifications or experience for the task, and only that person may attach the tag.

Minimum test and tag intervals by type of work under the Electrical Safety Regulation 2026
Type of workInspect and test at least
ManufacturingEvery 12 months if double insulated, every 6 months if not
AmusementEvery 12 months if double insulated, every 6 months if not, and connected to a safety switch
Service workEvery year, or connect the equipment to a safety switch
Office work onlyEvery 5 years, or connect the equipment to a safety switch
Hire equipmentBefore each hire, and tested and tagged every 6 months
ConstructionTested to AS/NZS 3012, with the retest date on the tag

Safety switches at a workplace are tested by a competent person when connected, then at the intervals in AS/NZS 3760. Equipment that fails is tagged not to be used and is withdrawn straight away. What a safety switch does

Emergency and exit lighting

The National Construction Code, Part E4, sets where emergency lighting must be installed, by building class and location. Once it is in, Queensland makes the occupier of a Class 1b or Class 2 to 9 building responsible for its upkeep. Detached houses are not covered.

  • Have fire safety installations maintained by an appropriately qualified person, and inspected and tested at the intervals Queensland Development Code MP 6.1 sets.
  • Keep maintenance records.
  • Fix defects no later than one month after the maintenance.
  • Give a yearly occupier statement to the Queensland Fire Department.

We maintain emergency and exit lighting, replace failed fittings and batteries, and record the results for your maintenance file.

Strata and Body Corporate Electrical Work

Ryder Electrical Services does recurring electrical work for body corporates and strata managers across the Gold Coast up to Brisbane's north side. Common property needs the same jobs again and again, so each one is booked, done and recorded the same way.

Every job is quoted in writing so the committee can approve it, and every test is recorded for the building's file. Business Queensland notes that body corporates keep records of all fire safety maintenance for 2 years with the building's fire safety management plan.

Common Questions

Commercial Electrical FAQs

Is test and tag a legal requirement in Queensland?

For many workplaces, yes, and the interval depends on the type of work rather than one rule for everyone. Specified equipment used for manufacturing or amusement work is tested at least every 12 months if it is double insulated and every 6 months if it is not. Equipment used for service work is tested at least every year, and equipment used only for office work at least every 5 years, unless it is instead connected to a safety switch. Hire equipment is tested and tagged at least every 6 months. Construction work follows AS/NZS 3012, with the retest date on the tag.

Who can test and tag electrical equipment?

A competent person: someone with the training, qualifications or experience to carry out the task. Only that person may attach the tag. Equipment that fails gets a tag warning people not to use it and is withdrawn from use straight away. The next test is due at the interval set for your type of work, and on construction sites the tag shows the retest date.

Where does a business need emergency lighting?

The National Construction Code, Part E4, sets where emergency lighting must be installed, by building class and by location within the building, so the answer depends on your building. Once it is installed, Queensland makes the occupier responsible for keeping fire safety installations maintained, keeping maintenance records, fixing defects within one month and giving a yearly occupier statement to the Queensland Fire Department. These rules cover Class 1b and Class 2 to 9 buildings, not detached houses.

How often does emergency lighting need to be tested?

The occupier must have it maintained by an appropriately qualified person and inspected and tested at the intervals set by the Queensland Development Code, part MP 6.1. We test emergency and exit lighting, replace failed fittings and batteries, and record the results for your maintenance records.

Does my business need three-phase power?

It depends on the equipment you run. Three-phase supply comes in on 5 wires rather than 3 and supplies more power, for more or larger equipment. We install three-phase supply and distribution for commercial kitchens, workshops and machinery. A change from single-phase to three-phase is arranged with your electricity distributor or retailer, and we do the switchboard and wiring work at your premises.

Do you work for body corporates and strata managers?

Yes. We do recurring electrical work for body corporates, including common-area lighting, exit and emergency lighting maintenance, switchboards and fault finding. Business Queensland notes that body corporates keep records of all fire safety maintenance for 2 years with the building's fire safety management plan, so every test we do is recorded for that file.

Can you work after hours to avoid disrupting my business?

Where possible, yes. We can schedule work outside trading hours to minimise downtime. Let us know your constraints when you get a quote.
