New Homes: What Builders Leave Out
A new estate home arrives with compliant, modern wiring and a decent switchboard. What it rarely arrives with is provision for how the household actually lives. The most common jobs we are called for in the first two years after handover:
- Solar installation - either the builder's package was undersized, or "solar ready" turned out to mean an empty conduit
- EV charger installation - a dedicated circuit to the garage, which is almost never included and is far quicker than charging from a normal power point
- Outdoor entertaining power and lighting - alfresco areas handed over with a single power point
- Pool and spa circuits - added once landscaping is finished
- Ceiling fans - roughed in but rarely supplied
- Additional power points - especially in home offices and garages
- Data cabling - for home offices and wall-mounted televisions
None of these are faults. They are the difference between a builder's base specification and a finished home.
Solar in the Northern Corridor
Coomera homes generally suit solar well, for structural reasons rather than marketing ones:
- Modern roofs with simple, uncluttered planes and good orientation
- Larger roof areas than the older beachside suburbs
- High consumption from ducted air conditioning, pools and, increasingly, EVs
- New switchboards that rarely need upgrading before an installation
